1. What is the price range of your custom homes?
A: Our homes range in the $600,000.00 to one million plus range.
2. Do I need to own a lot?
A: No, Arjay Builders owns or has information regarding the best available lots in most subdivisions.
3. Do we need to have a custom home plan?
A: Many of our clients come to us with a wealth of ideas they would like to see integrated into their custom home, but have no design plan. John Shramek, owner of Arjay Builders Inc., invests a considerable amount of time listening and discussing options available to meet the client's needs within the budget they have set. A library of plans is available as a reference point to begin creating a home that will meet both the current and future needs of the family.
4. How does the custom home building process with Arjay Builders Inc. work?
A: After a plan has been approved, bids are taken and John Shramek reviews the contractual agreement with the client. Upon signing the contract, the homeowner participates in an orientation meeting, which includes a review of the timeline for the various stages of construction. Ongoing communication is utilized to assist the homeowner in making their selections and/or implementing any changes. Regularly scheduled meetings with the homeowner focus on a review of progress to date and a discussion of work to be completed in upcoming phases.
5. Is there a warranty on our home?
A: Arjay Builders Inc. has maintained partnerships with craftsmen who are able to provide exceptional workmanship. In the event that any issues arise requiring attention, Arjay Builders Inc. warrants the home for one year after closing. Specific details are included in the contract.
6. How are the payments scheduled?
A: At the time the contract is reviewed, a timeline is given to the client, which identifies the total cost of the custom home, the amount of the deposit, and the amount for each of seven draws to be made after key phases of the construction process are completed or near completion. The final balance is due at closing.
7. Am I able to make changes to the design after construction has begun?
A: If the homeowner wishes to make changes, John will discuss the request, secure a bid to make the change and provide the homeowner with the cost to implement their request. If approved, Change Order costs are included with the next draw request. If the changes involve a credit, the amount to be credited is also included on a draw request.
